The tricks, gadgets and gizmos aside --> most banks, hard money and private money is going to want to see at lease 30% of the money come from you.Rich Dad and others will paper over this and offer all sorts of tricks, but that is pretty much whereOne way around this, might be to buy up to a fourplex and LIVE in it.

Ask to view the house, take picture of everything and post them on BP.If the plumbing drains, sewer and water piping are in bad condition and there is no water volume when someone wants to wash dishes, take a shower of flush the toilet and brush your teeth as the same time then replacing all your water piping, drains and sewer could cost $40,000.You need to know if the house has enough wall receptacles to handle a microwave and all the electronic gadgets people have today.

Mac Dade Blvd and Chester Pike were never great, but now you've got tattoo parlors (nothing wrong with tattoos) and vape shops on these roads and many of the duplexes are near these locations.

I don't buy things that often (i.e. buying a new gadget or clothes every few weeks) and know that I'm able to save a decent amount, but I don't actually know how my money is being spent.Blocking 30 minutes each week to review the previous week and plan goals for next week to make sure I am on track to meet my monthly goals.
