You could even put a second medicine cabinet (or storage shelves) on the wall left of the sink.

During the summer months if they don't have class, they can actually work full time.J-1 students (exchange students) may not work unless that work is an integral part of the studies, such as an exchange doctor may practice medicine if that's part of the exchange program.Spouses and children of students, those holding M2, J2, F2 cannot work legally, period.But most work illegally if they really do need money, such as working on weekends in a Chinese restaurant getting paid cash under the table.

From what I can tell, most property managers are using ACH.  

They usually want some automation though, so if you can provide an easy way for the parents to pay (online or automated ACH) that's going to help you attract the good ones.College students will have less than stellar (if any) credit.  

I'd try to get them to do an immediate posting service so for a buck or two they get a draft ACH to me that posts the same day they do it. 

I require a notarized  letter ( current within 30 days ) prom a "licensed " medical professional in MY state that is licensed to practice medicine in my state .

They also offer payment processing free to the landlord where the renter can pay with a ACH, credit or debit card which is why in chose them.  

New tenants are told up front that I have no tolerance to tenants paying late, I specifically state that I expect to be paid on time ahead of all other personal commitments including bills, medicine and food.

Tenants who are set up right from the start typically remain that way through out their lease and cause you fewer head aches.
