@Alan Brown The insurance issue you mentioned actually is a huge problem in all areas with significant new multi-family development (FL, CA, AZ, CO, NY, Etc.) due to class action lawsuits alleging construction defects.

As others have said, the only reason to need an NDA on a SFR is because the party allegedly selling the property doesn't have it under contract and wants to protect themselves from a smarter investor who will actually get the property under contract so he/she has something to sell.

If you have a decent lease, it should include a provision that the tenant cannot use any alleged problems with the condition of the house to offset rent.

Even if it is very, very clear you would win if you found yourself in some legal trouble over an alleged violation, its still annoying to have to deal with so err on the side of caution I suppose haha
