An electric heater that blazes can get everything as hot as a baked potato fresh out of the oven, but hot water baseboards do a much more even job.

Keep blazing the trail!

As a board member of two HOAs, let me just say that you are way more likely to get traction and accommodation from the HOA if you go in friendly and helpful rather than with guns blazing.  

The national forest ranger service does have within itself a fire dept to fight blazes at any of the national forests, or to assist when forest fires are threatening to cause major property damage or casualties on any forest land.

@Michael Evans  for sure it is.. 8 months out of the year then its blazing hot.. most of the money folks retreat to the coast or whence they came..

@Brian Pulaski  well that's the point.. we are all in it to win it.... not to just go out and have a nice chit chat with someone.. so you want to go in Guns' blazing.. its rare that these folks talk to only one person.and for sure there was no way I was going to put all the time and effort into this business then beat out of the deal by someone who had Zero money or capacity to transact and in our state was doing it illegally to boot..

You have no money but you do have time.What you don't want to do is go out there "guns blazing" and make mistake after mistake and develop a bad rep in your market.Sellers will not take you seriously then.
