Glean from experts their words of wisdom in the industry.I've personally had much success out in the secondary, and tertiary markets.

It really helped me out and from what I gleaned from the comments, was that I need to get more money i.e. pay to play.

Surrounding yourself with people who are already doing flips, rentals, investment, etc is not only super motivating, but you'll glean SO much from watching, emulating, and networking with them.
