On the 20th (per NYS law) I call my attorney and he gets his process server going.

The primary reason for delay was this process:(a) contact attorney, get him lease and applicable info(b) attorney contact process server, send him demand letter(c) process server schedules and then executes service(d) process server sends paperwork back to attorney(e) court date is made based on attorney's availabilityThe third we did ourselves. 

The estimated income would be $1,250/mo for each slot and there are 6 slots each side so fully rented it should be $15k/mo shooting high I’m looking for any advice that I should know.

Just to be sure, I would call either a process server or the county court office and ask. 

Get a private process server (the courthouse can help you with that, even).
