There are so many opportunities in RE even with the challenges in residential market (which pale compared to office space RE).I believe in general rents lag property values.

And while each of these is a potentially large expense, they pale in comparison to your biggest financial risk: A judgement against you for gross negligence.  

All other buyers will pale in comparison as they try to nickle and dime the seller.

Or, perhaps my ability to explain a concept pales in comparison to my ability to apply it (i.e.

I picked nice paint colors, a nice light gray on the interiors, a nice pale blue in the bathrooms and an awesome slate with white trim on the exterior.

I would be willing to bet that the number of failed LE investors, pale in comparison to the number of failed rental portfolio's.
