An LLC will be pierced pretty easily in those situations.

Search on "piercing the veil".So...your questions:  an LLC doesn't come or go automatically.

You can do what every you want with a single member LLC, just basically means any competent attorney would easily "pierce the corporate veil" of the LLC in case of litigation.    

Areas like Seattle or up north like Everett and surrounding cities or South King / Pierce county works better. 

These days you can still find more respectable cash flow if you look in south King County and Pierce County.I've gone with a hybrid approach and look at my portfolio as a whole.

Just a quick correction, Measure 1 is tied to Tacoma only, not entirely Pierce County.
