I would advise to explore those issues, uncover their sources, name them and deal with them in a straightforward manner.

Phrasing it that way allows you to just start a conversation and uncover their motivation, or lack thereof.

You may have to pay a couple hundred $$, but it's well worth it..Bear in mind that an hour walk-though may or may not uncover everything that will be on the final Scope Of Work....so add 20% to the number that you get from the GC.You will need to do this quite a few times before you will be able to do it yourself, someone said you can after just one time, but that would be wrong.

If your broker agrees, make sure you get it in writing to cover yourself.I won't do anything to ever risk my broker's license and although you may think it's okay, it only takes an audit of your broker's books from the association to uncover this transaction and raise red flags.
