People try to come on here all the time for legal type issues because they do not want to pay the money for proper representation.There are other sites such as a rocket lawyer where for nominal fees you can ask legal type questions.Laws in place are just guidelines.

Yes, it takes some knowledge to understand what to look for in doing your own "inspection" before you write the offer, but it really is not rocket science... in time, and with enough experience, any layperson (i.e. non-construction professional) can learn enough to do his or her own legwork upfront.
