That's politics, though, nothing to do with some innate superiority in investing in real estate. 

Look, I have done it both ways and it just depends on the deal, but declaring one was is much safer or superior to the other is not always accurate.

Think of it, instead of doing deals 1 at a time, you get to leverage your network, their money, better systems and technology, superior debt, and multiple units under fewer roofs :)

You need to get in front of where things are going in your view; your view may be wrong, so take that into account too.My view on REI and a little in macro-- primo lands will be more primo, investor pools will run to chase dollars which in turn makes non-investment grade areas a better return on equity, managing and owning debt may be a better return than equity, international equity exposure may be superior to domestic, liquidity and cash reserves will remain highly valuable and the notion of all cash needs to be invested will no longer be pushed as hard.

Creating 'alpha', or superior returns, is becoming a game for the big leagues.

In my opinion, they are superior to all other foundation forms for smaller buildings, up to a single family SFH.
