@Casey MilesI was looking at purchasing an office building of a friend of mine and they said the church tenant was great but a coupleof things to note. 1)They need lots of parking but mostly on Sundays so they don't generally bother other tenants but if other tenants are present Sunday its pretty disruptive2) There often is alot of trash cleanup from an inflix of alot of people afterwords so trash bins need to be emptied and you need to make sure you have reasonable handicap accomodations3) Most churches eventually grow big enough to expand or build so in the case of this office building the church actually leased more space 3 times over 2 years

Having handicapped accessible features will save a tenant who needs them money, because the law states you have to allow a tenant to make handicapped accommodations at their own expense.

I see no reason why you would need to consult an attorney nor do I see any additional liability issues.As someone else mentioned, you may want to talk with the tenants about any special needs like a handicap ramp, grab bars, etc.

There are no eviction-worthy offenses (as far as I know - more on this later) and she has told me that she will never voluntarily move out under any circumstances.4) The tenant is allegedly handicapped although I am doubtful whether she has any documentation to that affect. 5) Besides the aforementioned concerns, I am also concerned about legal liability over the same concerns.

It's discriminatory to charge handicapped more than a regular renter just because you had to put in special accommodations.
