Do a 1031 exchange of your cheapest 2-3 properties for one more expensive property to open up a couple slots.

Last July, my fiancé, now wife bought a 2 flat that was advertised as a SFH and the zoning certificate says SFH, but it was built as a two flat. 4 entrances, 2 baths, 2 kitchens, 2 furnaces two 1960’s mailbox slots in the brick etc.

During the aftermath when firefighters went into the building to check out the damage, they found dead people with their hands still holding onto the slot machine cranks (machines paid out in coins back then).

I get that a lot of service sector people are temporarily (I hope) out of work, but I think in a month or two things will be back to normal, at least in terms of businesses reopening, servers, bartenders, etc back to steady work. 

Furloughed and laid off employees will have their jobs back, and thankfully, especially servers and bartenders, they aren't waiting 2 weeks to get cash in hand. 

Restaurant servers, cooks, those in retail, hotels and transport are literally out of work right now.
