Do you still show the messy property even though if it's not going to present well? 

This will work fine until she is late with that second payment of the month and it drags into the following month and becomes a mess.

Quick check under sinks to see if there are leaks, check the a/c unit to be sure it's not leaking inside (window units), listen to see if the toilet was running, check smoke detector batteries, ask if there were any maintenance issues, and off to the next one.I gave them several days notice, so they could plan for it and to have time to clean.It really doesn't matter how messy it is in-between inspections.  

Mitigation work is messy and noisy.

That would be a little messy if companies lost documents.Any chance you could convert to simple office space and offer at a discount?

I have to contact their current landlord/complex and I don't want things to get messy.

I just met with the Tenant and explained my situation and got to look around at the place (messy but not broken).  

Have a process so you don't get yourself caught up in a legal mess. ie age discrimination, ZZ top discrimination.

They left the unit in better shape than when they moved in because they believe that just because being poor is no excuse to live messy.
