My opinion - there's no point in buying unleveraged RE. 

The "unsecured business line of credit" is simply a business credit card or series of cards.

One of the ways many investors obtain what you're looking to do is through utilization of Gap Funding through a Personal Loan(s) which are generally 100% unsecured, Personal Credit based loans amortized over 3, 5, or 7 years.

If you do invest the IRA in notes, it is generally best that the note is secured vs unsecured so that the IRA's interest is protected.

So you don’t want to touch unsecured money.

Or a person that can possibly approve me for an unsecured line of credit.

The main difference being that one is leveraged and one is unleveraged.
