Make offer on the spot and write up contract in front of them..To do this, find out as much info as possible before you spend countless hours driving around visiting and talking to people who don;t have any interested in selling at the numbers you need..

Even if no leads come in; we always get calls, as mailers always anger some people and we always get countless calls asking for us to remove them from our mailing list. 

I have seen countless times renters break the rules with smoking.
