I don't necessarily mean a bogus elevator pitch, I just mean why that makes you marketable as a partner.

Licensing, inspections, repairs, lawn / pest / elevator / mechanical service contracts?

Verifying all past payments, elevated complains with non-availability upon your response...

You can have an elevation survey done on your property. 

Think 13,500 SF with an elevator, 4 story for an asking price of 200 K.

Make sure the numbers make sense with normal market rents if you are getting elevated rents for college kids.
