@Robert Trest I totally agree with @Rhett Tullis I've seen "investment-focused real estate agents" in OKC claim they help people pull off the BRRRR strategy like it's cake in our B class NW OKC area.. where's it more of a challenge to even achieve an 8% cap rate.

My logic behind this is, if I can stay above a 4.5-5% cap with a 10/10/10 it's just extra icing on the cake for the duration of the hold.
