But, if you can afford it, I'd put a little fridge in each unit and a microwave, and maybe even a little coffee maker, to lessen the traffic in the kitchen.  

All my rentals have stove, microwave/range and fridge.

How old are the appliances, could it be the fridge?

Unless is like a studio with limited space, those sometimes have microwave and small fridge, like kitchenette. 

Most of the fridges were also old.

With regards to fixing it up, we replaced the old fridge and dishwasher with brand new stainless steel ones, and removed the old carpets from the bedrooms which have nice hardwood floors underneath.

I currently have white appliances in there ( fridge and dishwasher are only a couple months new).

Make sure your tenants understand their rights and obligations as stipulated on the contract.Each of my rental units has fridge magnets with the contact information of my plumber, pest control guy, and electrician on it for the tenants to contact directly.

His family apparently came and got what they wanted but major stuff is left like clothes, couch, fridge ect.
