I will be the first to share I understand the value in being able to recycle capital through refinances to grow a portfolio but this should not be done at the expense of other fundamentals that are more telling of the properties current and future economic performance.

I think it is reasonable that the front house have 2 trash cans and 2 recycle bins (one each for each House).  

water here is $150 dollars a month (for 1,200 gals), gas is $4.99 a gallon down from $6.00, milk $8.99 a gal. 

But she will milk it and make your life so hard until she is forced out.

Then you meet them at the property, hand them the key and give expectations such as when and how to replace air filters, properly use the thermostat including making sure the fan is on 'auto' and never 'on', where the trash/recycling cans are kept and when to put them at the curb, etc. 

Our problem @ our multi unit is the overflowing of trash & recyclable bins due to ordering in & buying so much junk on-line to appease boredom.

He'd rip open the bags of garbage, with the excuse that he was looking for recycling to separate. 

I for one know I have 1 tenant milking this situation completely.

The relationship is a long road filled with opportunities for them to milk owners on every repair call and every make-ready, all the way to the end of the road when you decide to fire them.

I told him I can do the deal at 151,000 and no points on the loan.. too me he’s seems like he’s trying to milk the deal for all he can..
