Estero Unit — Lower Cash Flow, Far Lower Risk Pros: • Gated community, which is highly attractive for seasonal renters • Strong amenities (pool, gym, basketball courts, storage) that improve tenant retention • Larger reserve fund of $500K • Built in 2003, giving more time before major SIRS-related issues • Seasonal rent potential around $4,500/mo • Stronger tenant demographic and long-term desirability • Reasonable CDD fee of $900/year Challenges: • Higher HOA at $600/mo • Slightly tighter cash flow • Higher purchase price at $255K Even though the HOA is higher, the value you’re buying is long-term stability, demand consistency, and a stronger product for future resale or refinancing.
