Since joining, I have been reading the Guides, Blogs, archived posts, and watching webinars to learn as much as I can about real estate investing.

I also use Evernote which has a great document capture camera to keep an archive of all my receipts.

Hello Guys I was on an appointment Wed 8/24 and missed the webinar on house flipping could someone tell me how to retrieve that weinar from the archives really need to see that info 

The ability to watch archived webinars is also a big plus. 

If it IS a separate bill in your area then yes, definitely include it as an expense, and the 'other expense' category would be a good place.You want to include ANY expense you might incur - I was watching a webinar last week from the archives and it was interesting how a couple things that I dont deal with; flood insurance, garage & water/sewer (tenants pay in my area) completely changed one of Brandon's deals he was looking at from pretty good to just break even. 

Cross posting fragments any ensuing dialogue and makes topics more difficult to search in the archives.

We can search through all previous listings and in the archives which personally has given me tons of information on the property.

This policy is so that if they ever get sued and inquire about obtaining emails the company can respond that they maintain no archive of email. 

Rental calculator seems to suggest this is a good deal according to 1% rule ( not quite 2% but looks pretty good to me already ), the rent estimate was a guess from a near by rental ( there aren't many rentals in Beavercreek somehow ).Above average SD , all three schools are rated 7 ( not sure if this is considered as B, B+ area ).Obviously the numbers would only make sense when the estimate rent can be archived, so my questions for Dayton / Beavercreek BPer - Does Beavercreek have high rental demands ?
