If all you are doing is just sitting and waiting for tapes to come to you, you will eventually find some deals, but it will take a lot longer and you will have to kiss a lot of frogs before you find the princes. 

If you can sit on the sidelines and be choosy this requirement is fine, but you are going to have to kiss a lot of frogs before you find someone with that much cash on a wrap sale transaction...it may take 6+ months unless you advertise like a mad man3.

I appreciate you chiming in, but it feels hollow coming from someone who has only 3 posts from basically an anonymous account who really doesn't have first hand experience post sale.

There's always opportunity, sometimes you gotta kiss alot of frogs though.

The other thing to consider is the age and if you add a second floor will the entire structure need to be brought up to code for hurricane and wind.I live in a neighborhood where the homes are older (not in florida) and the foundations are hollow core CMU and adding a second floor would not be feasible due to soil bearing.

This means you can't build on top of hollow block.

The property would have to have some kind equity or be so upside down the bank would do a short sale otherwise why would the owner sell.If you have a way of identifying the property I would give it a try but don't be surprised if you have to kiss 100 frogs to find the prince.
