Was having breakfast and staring at me from my Tea cup in Munich.  

Now that particular niche would not be my cup of tea out of the gate for sure.

For the rest of the day we had the keurig for guests that wanted one cup of coffee or hot water for tea.

Not my cup of tea either. 

While interesting was not my cup of tea as most of them already have their teams in place and so I did not see that as business opps..

Add coconut water or ice tea with the bottled water.

I agree with the comments above.Most important is a fully furnished, comfortable property with the basic amenities: coffee, teas, functional kitchen (all utensils, spices, cooking and baking, etc.)

But if you are getting anxious just reading a book, then being a landlord is not your cup of tea. 

This hotel may not be everyone's favorite cup of tea.
