Good Evening @Abel Curiel, I'll for sure dig a bit deeper into Suffolk and Westchester in my mind I did not want to wait that long to save up $50k, but maybe it is the smarter/safer move to be patient so I can have a strong basis for my portfolio.

There are good resources out there for passive investors if you dig a little, focus on your education and build up cash reserves for the upcoming opportunity. 

I don't know, but 2 people digging (well using equipment to dig) a 3 foot deep 120 foot trench for $350 and installing the drain doesn't seem that bad.

I had to work with them to dig a conduit ditch  8 feet deep to get a transformer added.

You will have to do a little more research, dig a little deeper and turn a few more stones.

If we do 10 to 12 builds this year, we're saving about 10k to 15k on lot clearing, another 3k or 4k on the footers and piers, and now we're doing our own septics which we use it to dig a hole for the septic and to do the drain line trenches.
