I would suggest that you start identifying your target market area very specifically (down to exact neighborhoods) and running the numbers on a spreadsheet that you create.I would not get too optimistic about replacing your W2 income within 3-5 years...although I do not know your specifics (earnings, RE prices, rental income, etc), it is not likely to completely replace your W2 earnings so quickly.......be realistic :-)Best of luck!

It seems like a lot of examples online break even the first year and rely on rent increases over time.

Looks like a classic low-income rental and they are usually rough.

Flippers — what’s been your biggest challenge lately: acquisition, rehab costs, or holding timelines?
A lot of investors I speak to are using bridge loans to move quickly on properties that need work.

Paying down more principal would be ideal, and I like your solutions better, but a 50 year mortgage is still better than renting.
