I would suggest that you start identifying your target market area very specifically (down to exact neighborhoods) and running the numbers on a spreadsheet that you create.I would not get too optimistic about replacing your W2 income within 3-5 years...although I do not know your specifics (earnings, RE prices, rental income, etc), it is not likely to completely replace your W2 earnings so quickly.......be realistic :-)Best of luck!

Paying down more principal would be ideal, and I like your solutions better, but a 50 year mortgage is still better than renting.
