If you operate under an S Corp, you can strategically avoid SE taxes.

There are individual investors who might lend privately, but not banks or hand money lenders per se. 

I'm subject to SE taxes but my net income is 0.

These two projects are very close to Bennah Oaks near highway 441 along SE 132 St Rd.

However, on my last flip I did pay SE which I was not happy about either.

My understand is that it is not AI content per se that took over.

I would not characterize this as a scam per se.. but it appears to me to be a failed investment model..
