Also, double-check title status, permitting needs, and resale comps before committing further.

The key is having a place near bases with high TDY rates where on base lodging is frequently unavailable.

The 8% fee sounds reasonable if it brings in solid bookings, but I’d also want to see how their traffic compares to Airbnb and VRBO before committing.

It’s great to see your energy and commitment to getting back into real estate.

I usually go with the first month’s rent as the security deposit — it helps ensure the tenant is committed and covers any potential damages.

I would not lend to an investor who is buying and planning to remotely manage a MHP that is not from, has living experience, or travels frequently to that specific submarket and know the great submarket/metro very well. 

At least you will know whether the deal still makes sense before you commit to the purchase.
