I’m leasing a resident in CA and have been using an older CAR lease for awhile.

They lease one of my listings and then they use the home for short and mid term rentals.

I’ve know investors selling CD or lease option who want to keep the property and k]just looking for the extra “income” from the higher rental rate and lease option fee.  

Does anyone have a link to or know which lease addendums are required by law in California (and which are optional but recommended)?

The trick with those leases are that you need to be a member or a realtor...or have the realtor lease it for you.

What other important things we must have in the lease to verify the PM lease to make sure I am converted as eventually the buck passed on to me always.

They handle rent collection, late fee automation, lease templates, maintenance tracking, even screening.

Leasing commissions, construction management mark-ups, etc are on top of the PM fees, and should be outlined in the PM agreement what services are included, what markups happen, and any additional costs associated.
