My gut feeling based on a discussion with my tenant is that they tell the truth, but I have no way to know for sure.My tenants have also complained about excessive loud noise coming from neighbors.

The dirty secret that most people here don't want to say out loud here is that index fund investing returns the same or better than most real estate without any of the hassle. 

That being said, ss long as you have good documentation of the lease violations (pictures, tenant ledgers, documented late fee's and other items to build a rock solid case), they should be able to help you without a problem. 

Whereas I find the loud designs with too many neon signs and murals to be a huge investment that will need constant recycling.

I work with hundreds of out of state investors here in the southern/middle part of the country and there are ample of opportunities in that price range in places like Memphis, TN or Little Rock, AR.

I would recommend that if you want to work off each others strengths, get a rock solid agreement in place where you project typical labor costs, typical profits for this deal and create something that aligns interests.
