Great question, that structure can work, but in practice it gets more complex than “just put it in a trust and you are done.”You have to look at: who’s the trustee, how distributions are handled, how the trust is taxed (non-grantor rules), and how financing/title is handled when you buy/sell from the trust.

If that's in the stock market, financial experts say that to be $500/mo.Stock market of course is liquid but I'll keep multiple six figs liquid just for safety.In a recession I'd sleep much better at night collecting monthly rent rather than have terrors about the stock market.

I definitely want to stay clear of anything that could trigger fines or compliance issues, so your point about STR activity in communities with rental caps makes a lot of sense.If the documents don’t spell out any restrictions around owner-occupied MTR/LTR setups, I’ll look into the roommate or owner-occupied lease option you mentioned.
