Home Depot has always (over 15 years I have seen it) had items which either do not get the discount or only gets partial discount.

For me, it was learning the financing process really well.

Great to find nice used artwork at these places.Although do not ignore Goodwill for basic stuff like dishware, glassware, counter appliances, etc.....You'd be amazed at what people drop off there when they're moving in a hurry.

What’s the lowest DSCR you’ve actually seen funded? 

If it's later in the year, I like to see the bookkeeping for YTD and review so we can make appropriate decisions. 

Our offices in the brokerage were set up for 2 people, and the other broker in my office had just quit.  

One was $50K higher (4%) and another was a full $80K (6%) over the negotiated sales price.
