In California, I would have to pay tax on the income earned out of state, but brought back into California (even though the business was conducted outside of CA borders)2) My eyes really have been around the Eugene and Corvallis areas; with Bend and Beaverton/Hillsboro in the peripheral.

I'm looking around for a 5-10 unit to just scope different areas and what's available online (though i have heard anything listed is something nobody wants - not sure how much truth there is to this with multi property) and not sure whether metro (like close to down town areas) are better or the areas peripheral to the metro areas or in the suburbs.

@Luis Bivar RamosThanks Luis for your valuable input The reason I I’m sticked to searching properties within 15 min walk of university zone is to know that the rate of occupancy will be very high.I am afraid that others more peripheral areas in Porto which are now easy to rent may in the future be more difficult to rent.

My concern is that at this late stage in the cycle (my opinion), smaller, peripheral markets like yours tend to be the first to decline.
