Pick one asset focus in your market (small multis or SFRs), define a tight buy box, and run a daily noise-to-numbers pipeline: pull listings, auto-scrape key fields, flag comps, and output a quick pass/fail so you can underwrite 5–10 a day and make offers.

What is typical IRR for pretty good multi-family real estate options that are more turnkey in nature than fixer uppers?  

i generally don't think this is the right way to pick a market. 

I never did like the concept of having to buy within a specific time period to do a 1031.We looked at various states for landlord favorability, cash flow, property taxes, natural disasters, livability, population inflow, etc.

This will require at least 21% ownership for a natural person.
