He's getting paid 30% of the profit rather than a GC fee...that's the headline.Whether you pay him a GC fee or you split the profit is not that relevant (assuming they are a similar amount).

When I used to do this as a GC, I would take care of EVERYTHING, and get 50% of the net profit when the job was done.

TO be clear, I'm not saying its a bad thing at all, I think its a great thing, but if you're just looking to buy something to only make a profit and cash flow, it makes it very challenging to compete in a marketplace where not everyone has that same goal.
