It is clear to me that counting on rental /cash flow is not wise at all, .  

So far thinking things like:- replacing air filters- testing and replacing batteries in smoke detectors and carbon monoxide alarms- carpet and floor cleaning and/or replacement - assessing for leaks and all working sinks, showers, toilets- wall repairs and painting - appliances are in working order- deep clean- change locks and battery -replace all lightbulbs inside and out- minor repairs- landscaping Anything I am missing?

You can sell multiple properties and roll all the proceeds into one or two replacements without triggering tax, it’s called a “multiple relinquished property” exchange.The complexity mainly comes in timing and coordination.

The house is solid structurally and in a great area that I expect to appreciate, but I need to replace plumbing, electrical, add a bathroom, and paint the entire house inside and outside.

You should not have to replace for 20+ years and it is the growing standard especially if you are attracting middle to high end user.
