Rent strategy options I’m consideringMarket rent is $1,625 per the appraisal, though the broader market might support $1,750–$1,900.Option A - Gentle, phased increaseSmall bump ($50) with 60–90 days notice.Respects the tenant’s stability and avoids friction.Option B - “Value-for-Value” increaseOffer upgrades such as vinyl flooring (upstairs flooring is carpet)→ In exchange for a $100 increase.Still below market but mutually beneficial.Option C - Premium Renewalvinyl flooring, stainless appliances, and/or cosmetic improvements→ In exchange for a $150 increase.Right at average market value, mutually beneficial.5.
