My cap ex has been calculated by replacement costs versus expected life expectancy of all property components.I allocate pm even if self managing because my time is very valuable and I deserve to be well compensated.Using my underwriting, this property is very large cash flow negative.

@Justin Wijesinghe,I'm a licensed agent in NJ and have sold here for years, so I’ll be blunt - it’s really tough to make single-family rentals cash flow in most parts of the state.The reality: high purchase prices + high property taxes + strict tenant protections + costly insurance = very thin or negative cash flow for SFRs.

Zach at RTR  and a few others .. but generally speaking others either wont engage on BP when anything negative comes up like it appears is happening with most all the syndicators that were on BP raising money for their deals.

Sage wisdom from gurus always suggests having an LLC, but no one ever tells the negatives of using an llc 1. we often acquire properties via foreclosure auctions which come occupied.. when we go to court for eviction, you can indicate that you "intend" on living there and the court will tend to be less generous to letting the occupants stay longer.

That's too big of a cash flow gap to cover by increasing rents if they're close to market I am not sure if I would consider a short-sale.A short-sale my negatively impact your credit score and take up to 7 years to remove.
