I recently found a 1/1 oceanfront/oceanview condo (it sits on the side of the resort so it's a hybrid of both views) that's making $22,000 in annual profit.

Good tenants are not going to pay an application fee before viewing a unit.

Or an old farm house with 20 or 30 acres.Look for road access on multiple sides, close to highway, fiber near by, good schools, ditches you can make ponds, trees, rolling ground for views and walk out basements, etc.Since you’re multi state.  

I haven’t invested yet, but I can’t imagine it being a bad experience.
