Hello bp community,After closing on a SFH turnkey property with a well-known provider in Memphis, my tenants stayed for a full 2 years.

And for a couple years i did mostly investment but a couple normal personal deals through things like realtor leads or whatever, and let me tell you, those "random" deals or clients that weren't my core type of client were the ones that I did not do well with. 

I had been a banker for years and we had 2 other bank executive with special assets experience, so we were doing well.

. ^ These are pretty well known methods and have works well for me.

Having a coach can also help as you are paying them for their experience & help through the process (not a requirement, but can help show serious especially if the coaches are known locally).
