The air conditioning unit was on and working, I think the hot water heater was replaced in 2023.

I have considered building a secluded cabin in the woods and air-bnb'ing it, planting chestnuts on the tillable as a future cash crop, placing a high end park model in the woods and str'ing it, etc.

You can pick and choose what you want in your package, the air filters we don't do but there are plenty of benefits and we keep the price reasonable for tenants.

If so, just add a condensor/compressor to the existing hot air furnace for central air.  

Regarding the tenant leaving early I would think an air test would-be necessary to detect asbestos before breaking al ease on that basis.
