Where people get hung up is that much like a car, a new MH may lose value coming from the dealer in what you pay going into a park. 

I know lots of questions come up about offering a car as an option and generally most say that's not worth it.

But I will register a car, a bike, and an RV at the address.

What you know is those guys don't have tools, a car, a license...

Therein lies an inherent conflict of interest.Just like asking a car salesman if it's a good time to buy a car, a stockbroker if it's a good time to buy stocks, or an insurance professional if it's a good time to buy life insurance or an annuity.I have been overall bearish on new buys in the Smokies for about two years now - I have been warning about a correction since early 2022 on this very forum and was, at least initially, lampooned by the majority. 

Im willing to use my car as extra collateral on the home, and have 20% to put down.

@Cara LonsdaleReminder to all to please keep these airwaves respectful - I've seen the recriminations, name-calling and reckless accusations that needlessly fly here when suspicious minds over-ruminate, and it's extremely off-putting.

In the meantime, my long-time girlfriend Cara, my daughter Laylah and I  moved into a rental house together in Cherry Hill, NJ, on September 1st with a solid 2-year plan. 

@Cara Lethco something that most people put too much emphasis on is price.
