In all my personal experience of flips and BRRR, the contractor has too much financial and completion time control over your project if you combine the two.You should hire an architect/ draftsman to form the blueprint showing the new electrical, plumbing and HVAC.

My opinion for those who are young is to focus your energy on education / increasing your salary / creating a business instead of investing.If you are good at investing, it won't make much of a difference if your overall capital is small.I.E.If you have $5,000 to invest, if you make 5% or 10% or 20% return, it is an overall small difference.I think the bigger difference is planning now how you can get a $75,000 salary when you graduate college instead of a $40,000 salary.Or to create a business now where you can make $50 or $100 an hour.
