Consistency is key; keep reaching out, and you’ll find those hidden gems.

Then when the newbie finds mostly junk but occasionally finds a gem they might go in and partner with them.Finding a true deal is the hardest part.

Auctions like this can be a great way to find hidden gems, and it’s good to hear local investors are getting involved instead of just big hedge funds.

But when you find a gem in the secondary, you are buying at a steep discount.

It was such a gem for me in the day, but I limit my use now. 

3 to 4 unit multifamily buildings are gems.
