I use buildium, it is on the cheaper side of the online platforms that help you coordinate all stuff within one place from request for maintenance and other stuff like emails to tenants.  

Either look online or go to your county and review your municipalities land development code.  

Just mentioning how our process works and that we verify any ESA letters weeds out 99% of the fake online ESA letter applicants.
