I’m looking at hard money as another option for a turn key property once I finish my first renovation and have more funds to put down 20%.

Purchase price: $150,000 Cash invested: $150,000We bought this property for 150K as a 2 unit on October 2024, and we converted it to a 3 unit, this property was in a really bad shape, and we completely renovated it, we finished the renovation on May 1 2025, we refinanced and we took out almost all our money, now this is a great cash flowing property of $1485 a month, we separated all utilities so this is cash flowing beautifly.

Learned the process of doing a fix and flip from timeline of start to finish.

Just look for listings of properties in similar condition to what you'd expect to finish your units at.

I've bought and sold over 1,000 properties for my own inventory and have NEVER finished a basement. 

I’d recommend finishing one product before taking on another when you are just starting out unless you have plenty of cash on hand. 

The main thing to watch is making sure the finishes match what renters expect for the rent level, so you get the most out of the added space.
