I think you should pursue it to it's logical end, since you never know where these things end up, but just be aware, the market has changed.  

This will determine how you view STR laws, the type of property you will buy, and your target audience.

I think business exec relocating for work for an extended period of time, traveling nurse, etc.What are some platforms or places I can market my rental to target that audience?

For me, the next logical move seems to be to start my own business.I am starting a wholesaling business in an effort to raise capital, get my own experience with starting a business, learn, find deals, and to get started with a long and fruitful career in real estate.

Audience: Who we serve: Your place is a beach goers vacation spot for small groups Market:  (I use budget tier & location given those drive >70% of travel lodging choice) : Panama Beach - Midscale tier Submarket (who we compete with)   No beach view, walk to beach, townhome w small yard  Niche:  None currently (this is how we position a property to distinguish from our comps)Your headline - photos - price - and first 2 sentences of your listing copy should speak specifically to your niche.   

The audience is pre-disposed to believe. 

You gain perspective on new strategies, hear about opportunities you would have missed otherwise, and develop real friendships along the way.At our most recent meet up, a couple in the audience had just gotten a duplex under contract.
