@Danielle Bourn The gap from your mortgage payment to market rate rent (I estimated at $2300) is roughly -$570 which didn't include future capex, maintenance, vacancy, or PM if you choose to hire that out.

Estimating that your step heights are about 8" (rise) each, you're looking at a total of 24" in height (higher if you didn't include the step into the house). 

In my analysis, I estimated the annual insurance premium as if they were combined, then I learned that the 1 bed 1 bath must be insured separately.

I’ve also tried the BiggerPockets rent estimator, but the confidence interval was low.

Some models are $140,000 and estimate installation about ~$30 a sq ft.

They will create an estimate for repairs and send it to the insurance company. 

@Tyler Ligan - The renovation process (estimating, construction management, etc...) is the key to the BRRRR process in my opinion.

I have reached out to a couple pms and always send properties to them first for rent estimates and to make sure they will manage the property.
