Your other point about the counter offer, i think you should keep a few things in mind:  Montreal is in a massive seller's market right now.

(esp. that even in the US it hardly works due to the high attrition rate), a big reason why it doesn't work (as a business, not as a one-off deal) is because of: 1) lack of density in most Canadian markets outside of GTA, Vancouver, Montreal and 2) house price are too high.

I've been investing in Montreal for the past 5 years and have recently moved to Toronto.

I've been looking into some mfr lately close to Montreal and there seems to be some decent cash flow.

@Darryl Zuber I'm in Montreal and I'm looking for rental properties in the US.

Property values in the area are flat (It's a town an hour east of Ottawa Ontario, an hour west of Montreal of around 10,000 people and there is no growth happening) so there is no real chance of appreciation on the property. 

I'm constantly on the road, driving as far away as Florida or Montreal every other week and Podcasts help the 10 hour car rides go by, and there's nothing better than learning while doing something monotonous like driving.
