Not sure where that is going to come from here with no budget for black swan events and really not much actual income spinning off these properties with all expenses factored in.

So what should I do as I feel like I'm behind the eight ball and else I can raise more capital I'm just spinning my wheels. thanks for any help

Use Joseph’s plan or get all tenants to agree not to use any water for 5-10 minutes and see if the meter keeps spinning.

Hi Mike,I don't know the specific answer to your question, but the dirt cheap bare minimum 'online' brokerage that I've seen a lot of people use, after spinning their wheels and doing a bunch of research, is these guys.To align expectations: you get what you pay for, which in your case may end up being 100% perfectly fine.

It can be done… but in my opinion its a lot of spinning your wheels and dealing with a lot of bad situations (desperate people who you are somewhat exploiting to cut yourself in on their bad fortune).  

So its spins my Apr wheel pretty nice and he pays his over head I pay for the land and he makes the majority of the profit..
